Do Mortgaged Properties Count at the End of Monopoly?
Yes — mortgaged properties still count toward your net worth, but only at half their printed price (the mortgage value), and they earn no rent. A mortgaged $400 Boardwalk counts as $200. Unmortgaged properties count at full printed price, plus the cost of any houses or hotels on them.
How to value a mortgaged property
The mortgage value is printed on the back of each title deed — it's exactly half the property's price. So when you total a player's net worth at the end of the game, add half the printed price for each mortgaged deed, not the full amount.
Example
Boardwalk, printed price $400 → mortgaged = $200
A full-price, unmortgaged Boardwalk with a hotel = $400 + $1,000 build cost = $1,400
A few rules that go with it
- A mortgaged property collects no rent while it's mortgaged.
- You cannot build houses or hotels on a mortgaged property — so a mortgaged deed never carries building value.
- To unmortgage, you pay the mortgage value plus 10% interest — but that's cash spent, not net worth gained.
Why it matters for who wins
Mortgaging to raise cash quietly lowers your net worth — a mortgaged monopoly is worth far less than an unmortgaged one. When games are close, miscounting mortgaged deeds at full price can crown the wrong winner.
SettleScore handles this automatically — tap "Mortgaged" on any deed and it values it at half with zero rent.
